A standard gas or electric tank water heater typically lasts between 8 to 12 years. If your unit is approaching or has exceeded a decade of use, it is wise to start planning for a replacement before the tank rusts through and leaks.

Warning signs include rust-colored hot water, rumbling or popping noises (caused by boiling water trapped under sediment), a lack of sufficient hot water, and most importantly, any visible moisture or pooling water around the base of the tank.
